· Don Kingsley Real Estate will provide the best service possible for every client we represent and will always promote the client’s best interest.
 
· Neither our company nor any of its agents or Associate Brokers will enter into a client relationship where we know what is expected of us cannot be done in good faith.

· We will never tell a client what they want to hear, unless it is realistic, we will never enter into an Agreement to Sell, which is unrealistically priced.
 
· When hired to sell a client’s home we will make recommendations that will increase their home’s value and reduce its marketing time, even if it means telling them things that they may not want to hear.

· To give your home maximum exposure, we will place it in the Multiple Listing Service  (MLS) within forty-eight hours.

· We will utilize a well-trained staff to assist us in the complex home selling process.

· To avoid wasting your time we will only show your home to people who are qualified and serious about purchasing a home.

· We will treat all parties honestly and fairly; we will offer our properties without discrimination regarding, color, creed, religion, sex, ancestry, national origin, handicap or family status.

· We will obtain the best price for the client and will disclose to them all facts that might affect or influence their decisions.

· We assure you that we will strive for excellence and will continue our education as REALTORS® so that we may better serve our clients.

DON’T COMPARE…COMPETE!

As you prepare to list your home, you’ll need to determine how to set your asking price.  You may come across the term Comparative Market Analysis, which is used as a tool for gauging the perceived value of your home.  However, as a seller, you should think of that informal appraisal more as a COMPETITIVE Market Analysis.

Why?  Because comparisons can be very subjective, and while buyers may “compare” several homes, sellers must “compete” against other properties.  No matter how unique you believe your home to be, it doesn’t really matter how it compares to others until you have priced it to compete successfully against them.

In today’s real estate market, past sales may not necessarily reflect the present reality.  Similar listings compete by asking the lowest price for the perceived value, with price and value representing different sides of the same coin.

When you speak with a REALTOR®, he or she will explain how your home must challenge the competition with savvy marketing, spotless presentation, and aggressive pricing.  That is how to attract the interest of other agents and buyers.

Remember, it is the prospective buyers who will be making the comparisons.  It’s your responsibility as a seller to compete for their best offer in a challenging marketplace.  Ask your REALTOR® today for a Competitive Market Analysis to get the ball rolling.
